HIP: Home
Information Packs

Selling your house?

Before you hire an estate agent…

… talk to us. As you’ll know from the high level of media coverage, today all homes require a Home Information Pack (HIP) before they can be put onto the market.

More expense to you as the seller but sorry, it’s now the law!

What’s in the pack
The pack contains:

  • An Energy Performance Certificate (EPC)

  • Proof of title, usually from the Land Registry

  • Local authority searches, and a drainage search

  • Copies of any relevant planning permissions

  • Home Condition Report (HCR), although this is not compulsory. Yet. (For obvious reasons, most of us economise and just provide the bare legal minimum requirement.)

  • You can add further information if you wish

Let Addison Law prepare your HIP

The HIP is a legal pack, so you can trust us to prepare it—rather than using an estate agent. There are real advantages to you

  • You won’t be tied to one estate agent. So if you need to change to a different agency, no complications: If you use an estate agent offering a ‘free’ HIP, you’ll likely find that moving your business elsewhere becomes a real headache

  • Peace of mind: As solicitors, we guarantee that your HIP will fully comply with the 2004 Act and the latest regulations

  • We’ll arrange for an authorised Home Energy Inspector to visit and do the energy survey

  • And what’s more, once you’ve got the pack—if you wish—we can help find an agency with competitive sales commission rates, and negotiate hard on your behalf

How much does a HIP cost?

All depends on your particular property, call us and we’ll give you a fixed price without obligation.

If you require, the cost can be spread over 6 months—and we also take credit cards.
